Main Barn/Guest House and Offices
A lane bordered by a hedgerow and stucco wall lead to the
architect designed 36’ by 60’ main barn. The barn has five 12x12
wood-lined stalls with stained and varnished car-siding, which
are easily convertible to 3 foaling stalls. It is a center aisle
barn of stucco on block and cedar with Anderson wood windows and
metal roof with working cupola. In addition to the stalls, the
custom barn also has a feed room with laundry facilities,
wainscoted tack room, a workshop, two lockable storage areas and
a huge hay loft. Attention to detail shows here again in the
rubber brick floor and the video equipped stalls with EquuStall
surface with excellent drainage. There is excellent lighting and
a wash rack at the rear of the barn. The barn is now used for a
horse breeding business. There is a backup generator for the
water system and parts of the barn and guest house/offices.
There is an attached 2 story octagonal guest house with
efficiency kitchen and office space, all with spectacular ocean
views complemented by antique brick, wood and tile floors. There
are two full baths, one of which with a jetted tub. The main
room of the second floor is currently used as an office yet
could also be a fantastic guest bedroom featuring octagonal
cathedral tongue and groove fir ceiling with cedar beams and a
one of a kind elk and moose horn chandelier and large ocean view
windows on five sides, giving the feeling of being on top of the
world when enjoying the views.

facilities. Both the home and the guest house were constructed
with 2”x6” exterior walls and all of the building’s siding was
constructed with stainless steel screws and nails. All utilities
are underground, including a 2,000 gallon water tank for fire
protection with hydrants.
The Land & Property
The well maintained 85 +/- acres are zoned forest/grazing with
agricultural tax advantages. The western portion of the property
where it slopes away to the ocean is heavily forested in stands
of Douglas fir, spruce and shore pines. The remaining acreage is
mostly beautiful rolling open pasture with grasses. The well is
very strong, producing over twenty-five gallons per minute. The
barn courtyard is attractive and efficiently laid out with a
stucco on block wall and accented by a 25’ custom flag pole. The
roads serving the property are excellent gravel roads and the
road is paved around residence. Television and hi speed internet
are supplied by a state of the art satellite system. Efficient
design, low usage, moderate climate and low electric rates
combine to make utility bills surprisingly affordable. A
potential site for a pond also exists near the riding arena.
Deer, red-tailed hawks, quail, owls, wild turkeys, rabbits and
numerous types of resident and migratory birds share the
property with occasional bald eagles, osprey, and elk. The home
is located a short walk or horseback ride to the beach and
conveniently located less than four miles from the colorful
coastal community of Gold Beach, which is the Curry County seat.
Some of the amenities for Gold Beach include a hospital,
fairgrounds, port basin, restaurants, shops and resorts, and a
3500 foot municipal airport. The world famous Rogue River is
known for its world class salmon and steelhead fishing, as well
